Difficulty In Evicting Tenants Highlights Importance Of Getting It Right From The Start

With a housing expert claiming how eviction, always a difficult process for landlords, seems to favour tenants far more, the importance of using an agent to set up good tenancies from the outset is again highlighted.

Richard Jones, Policy director for the Residential Landlords Association (RLA) suggests that landlords are often placed in a difficult position when tenants fail to pay the rent.

"One of the oldest tricks in the book is to claim there has been disrepair to the property when the tenant has never told the landlord that there is any disrepair," he added.

The eviction process is very slow and some tenants play on this fact, Mr Jones indicated.

He explained how owners still have to provide accommodation even if they have not received their rental payments.

However, by contrast, if individuals fail to pay their electricity bills they would be cut off, Mr Jones observed.

Rory James MacLaren-Jackson of Property Agency Training views this as underlining the importance of landlords utilising the professional skill and knowledge of letting agents to establish good tenancies from the outset.

"As well as the experience of creating good 'matches', a letting agent is far better placed to conduct the level of interviewing and referencing required to help reduce the risk of a tenancy 'going bad' later along the line," he commented.
