Landlords Are Told To 'Raise Their Game’
James Davies, the chief executive of upad.co.uk, asserted that UK landlords have to “raise their game” or they will not make sufficient gains in the rental market.
The expert has noted a development in what tenants now demand from a rental property, and those landlords who do not observe these changes may get overtaken by those who do.
He further stated that renting is to become the norm, as the current average first-time buyer of a house is 37 years old, meaning many of the UK’s housing is now a part of the rental market.
Mr Davies went on to say that "there has been a dynamic shift towards tenant requests being interested in a type of property, so requests for Wi-Fi, cleaning and security and that is becoming the norm rather than the exception. What this means for landlords is that they need to raise their game."
As the numbers of tenants increase, naturally there is a change and diversification of what tenants now expect and demand, with basics such as repainting the property before new tenants move in being barely the minimum of what customers want.
The director of student investment and development at Savills, Marcus Roberts, observed that studying the relationship between the growth of the rental market and the dynamics between supply and demand, it is clear that housing for students is a sound investment that will continue to develop in the coming years.
