Letting Agents To Receive Boost From Local Councils

Local councils are turning to the private rental sector to solve the problem of homelessness caused by a lack of council accomodation, providing another boost to the letting agency industry.

With the government spending cuts and inadequate levels of social housing stock, an alternative is to agree special terms with landlords and letting agents to accomodate homeless tenants.

Working closer with letting agents, many local councils will pay up to 90% of the average private rental cost of a property plus any associated fees and charges. Some properties are leased for up to 10 years with guaranteed rents, which is an attractive deal for letting agents involved.

An example of this new approach in action is Brighton Council. Only 6% of the housing stock is social housing and the city has 11,000 people on the housing list from a population of approximately 250,000.

The council is reportedly working in allaince with 700 private landlords and letting agents to provide more homes for those on the housing waiting list.

All landlords have to pass an accreditation test, which is a two-day course explaining landlord tenant laws.
